After 231 days on market, this Sherwood Farms Association home has a deal. Built in 2015, the builder bought the lot for under $1.5M in 2009. 6600 SF house with an asking price of $4.5 / $680 per SF No pool (approved site per the listing), no theater and no wine cellar.
I saw this when it was not complete and the interior looked much like many of the homes that are being built in 2014/2015…Lots of white, darker hardwood floors, marble counters, back splashes and baths. etc…
If more than one buyer was in line for a house with blue shutters, they may even get over asking price.

105 Hamilton Ave #2 – List: $1,050,000 In Town – Sellers bought it for $845,475 in 2002
At the moment, it seems that every property that is below $2M is selling like mad. 49 W Brother was on the tour this week, since it is a new listing, and already it’s in contract. It went to multiple offers, and most likely will close over $2M. It is a 2659 SF property (did not feel like that size, but square footage includes everything above grade – and this does have a pool house and 2 car garage). It has small scale rooms, and a cramped, dated kitchen. This house needs everything, but 40’s construction is solid, so good bones and good location rule over renovations…IF it’s a trending location – close to town and amenities….
It is zoned R20 – which would allow for an additional 1450 plus/minus additional expansion (not that the listing indicated that)
Have a house that you want to sell in town? The timing couldn’t be more perfect, and if you have the guts to price it well, you’ve got a shot at a bidding war without any effort to freshen it up.
Foreclosed 4 Bedrooms, 2500+ SF on a little lane off Shore Road in Old Greenwich…as foreclosures go, it wasn’t bad – showed it a couple of times, and considered it an opportunity for someone. My buyers were end users, but what most buyers don’t understand, is that when looking at foreclosures and short sales, they are never well maintained and sold “as is”. The repairs usually throw the buyers out of their budget.
The sellers bought this contemporary for $1.7m in 2012 and put it back on the market for $2,495,000 2 years later…and finally has a buyer after 250+ days on market…it will be interesting to see where it trades.
Seller bought it in 2005 for $2,400,000 – after the price was reduced from $2,975,000 to $2,500,000 – it will be interesting to see if history repeats itself…if it does, 33 Duncan should reconsider it’s pricing strategy….
Starting its listing journey ages and ages ago – 95 Butternut Hollow finally has a deal. In 2008 the asking price was $10,500,000 exactly where it expired 183 days later. Then in 2010 it was brought back to market for $9,500,000 and reduced to $8,850,000 – then onto another realtor where it was listed and expired at $7,195,000. This agent went for it again in 2013, no doubt with the story that the market has improved and listed slightly higher at $7,450,000, then $6,399,000, $6,399,000. $5,950,000 to the present $5,695,000 – my guess is that it will the closing price will be somewhere closer to $5m. It was built in 1936 and it sited on 4.5 acres in 2 acre zoning…
Not surprising, under $1.5 – and this street always seems to get the buyers…close to everything, cute neighborhood with a sense of pride…this 3 bedroom, under 2000SF house has found a buyer
This little charmer also has a deal, and again not surprising…cute, tucked in and around R& zoning off Forest Ave – may be an end user since it was not a cash deal – but who knows….will definitely close to asking price…
Starting at $1,575,000 2 years ago, the price is finally to a point where perhaps it is will close somewhere close to $1.2m. Not many redeeming qualities about this house or property, since it is a back lot…and no doubt the neighbors in the front will be less than thrilled to have something much larger than this There is a lien history that started when the property was first listed for sale…mostly tax liens…by the time that the owner pays liens and the mortgage balance, there most likely will not be much left.
Starting at $2,795,000 – 489 days later for this listing – current list $2,450,000…the market denied them in 2008 @ $2,895,000 and expired at the same 6 months later. Surprisingly, they kept it with the same realtor. The sellers bought it in 2007 for $2,590,000 in 2007 – and replaced the kitchen with a few other updates.
With only 17 days on market, and already in pending status, the buyer obviously came to the table with cash. This home has some beautiful updates, and quality construction. This property sits on the corner at the entrance to Willowmere – and they did a great job renovating – modern colors, nice finishes, great flow and beautiful light.
The market definitely seems to be awakening in the post holiday New Year. It was a busy weekend for buyers, and there’s lots of interest.

When I first saw 105 Dingletown Rd, towards the beginning of it’s long listing journey, I loved the house and property but not for the money. Bouncing from one realtor to the next, it started at $7,750,000. When I saw it, the listing price was $5,500,000 – and as mentioned, I thought that it was still too high…Shame that is was on so long – my guess is that it would have had a better result with a lower initial asking price. It is a solid, well built home on a beautiful piece of property, but needs to be updated throughout…
