2700 SF 4 Beds, 2.5 baths – 1969 construction….it’s a roof over someone’s head….or maybe they have other plans for the 2 acres that they will own.
 
Since Riverside and Old Greenwich are drying up in this price range, Cos Cob may enjoy the next boom. A seller asked me last week – “is Cos Cob still considered less desirable than other areas of Greenwich” 
Biking round trip from backcountry to Tod’s Point last weekend, we rode back through Cognewaugh – what a different street than when I first moved here (12 years ago)…and my husband having grown up here was shocked…big expensive homes on both sides of the higher end of street

1979 – 2789SF – 3 bedrooms, 2+ baths, 1/4 acre – sellers bought it for $1,295,000 in 2003. What else can you say about it? The lisitng says “wlak to schools” really? like any kid does anymore? they can’t even walk up their own streets… easy commute. Low hanging realtor fruit – but not for me.


67 OAK RIDGE ST – LIST $597,000
Paint it white/neutral – clean it up and they will come…although in this price, they’ll come anyway…it just may take longer than the 25 days that it was on market. It looks as though it had been purchased in foreclosure by the sellers in 2010 – and the town values this 4 bedroom 2 bath charmer at $533K . The buyer will either be walking to the train or renting it out.

 

160 VALLEY RD – COS COB – LIST $995,000
Who did it and ran? Wow – the listing has it as a split level but in what direction?  There is a Canadian expression: “Chaque guinille trove sa Torchon”loosely translated means – that every person can find their true love…so don’t judge. It’s expired a couple of times since 2007, when the asking price was at the high of $1,299,000 – they brought it back on 126 days ago for $1,195,000, reduced it to $1,095,000 and most likely will close at $950,000 if my crystal ball is working

 

190 WEAVER ST – GLENVILLE – LIST $1,295,000
Cute house –  5 bedrooms 3 bath – sellers bought it in 2010 for $700K and renovated and landscaped…they did a nice job, and they’ll get it back – not always the case – but they certainly bought it right. The only downside to this house is the difficulty pulling out of the drive onto Weaver – but they were smart to use their little bit of green space to put in a turn around at the end of the drive so that you can pull out rather than back out.

Sounding like a broken record (actually millenials might not recognize the relevance of this expression) but the highlights are again in Riverside.

This has not been on the market for years – the sellers bought it in 1979 and short of going to town hall to further investigate the sales history, let’s just say that they are probably making out OK on this deal.
 
83 S. LANCER RD – LIST: $1,050,000

This has been on the market for years but has served as a rental – but most likely with resistance to rent above $4200, it will be an end user.

Seller bought it in 2002 for $697,000 and succeeded in renting it for $4150 but failed to sell it at $999,000 in 2005 (is Riverside exceeding the bubble?) it expired at $1,069,000 and $4500 for rent in 2013 and now there’s a contract…
