
Foreclosed 4 Bedrooms, 2500+ SF on a little lane off Shore Road in Old Greenwich…as foreclosures go, it wasn’t bad – showed it a couple of times, and considered it an opportunity for someone. My buyers were end users, but what most buyers don’t understand, is that when looking at foreclosures and short sales, they are never well maintained and sold “as is”. The repairs usually throw the buyers out of their budget.

The sellers bought this contemporary for $1.7m in 2012 and put it back on the market for $2,495,000 2 years later…and finally has a buyer after 250+ days on market…it will be interesting to see where it trades.

Seller bought it in 2005 for $2,400,000 – after the price was reduced from $2,975,000 to $2,500,000 – it will be interesting to see if history repeats itself…if it does, 33 Duncan should reconsider it’s pricing strategy….

Most likely a land sale – .28 acres – with a 1949 house – no central air….as they say, probably cheaper to start from scratch.

No shock here – it’s Riverside – tudor lines with Nantucket shakes – cute, cute and more cute – they did a great job renovating this little charmer..
