It’s more like a give back! Design is so personal, that the decisions you make today, will not be appreciated in kind when selling your home. So renovate and design away for yourself, but don’t expect a premium.

When you make something look so current, as opposed to timeless, will begin to “date” almost immediately – like new construction that depreciates the moment you move in…

7 Ford Lane, which sold yesterday for $5M, is a beautiful 5855SF home in Old Greenwich, sandwiched on .49 acres – like so many other properties there – thanks to our building/zoning regulations…

The sellers paid $105,000 over asking price in 2012, so 5,600,000 on a list price of 5,495,000 – proceeded to remove the in ground pool! and renovated the entire space…

The kitchen and baths are very high quality – and have “legs” in terms of being more timeless than some of the other rooms…

The listing touted the dream designer team of Marks & Frantz whose claim to fame was set design for Sex in the City and The Devil Wears Prada movies…The buyers weren’t impressed, and most likely looked at the expense of having to remove very specific wall paper and painting many rooms. They may even want to re-instate that pool and finish the lower level, which never got done with this seller or the previous owner.

Finally after several years, 37 Calhoun Dr is sold. Surprisingly, it was with one agent for most of its very long journey. They tried to sell it in 2010 for nearly $11M – it was reduced through the years when it’s last list price was $5,995,000.

The sellers bought the property in 1999 for $3M and renovated extensively also adding additional space. It is truly a beautiful home, in an association that is relatively close to town.

9300+SF, 8 bedrooms and an equal number of full baths…

On 3.18 acres – pool & tennis

Looking at it from a sales per SF perspective, $600+ is about right for today’s market.

I thought that the first price reduction of $10M from it’s list price of $45M was significant – this one sends a message loud and clear.

Reduced again today to $29M – The seller paid $45M in 2004

It always hurts to lose this much money no matter what’s still in the bank.

Imagine having water access, a beautiful level yard, a pool AND a 4500SF+ home with a 3 car garage – in Greenwich all for $1,850,000….

Welcome to 17 Candlelight Place, located in the historic Byram Shore area!

65 HUNTING RIDGE ROAD – NOW $9,950,000

The construction is solid, and the finishes are expensive. The interior would most likely be a sore subject for the buyer who wants nothing to do with decorating, because there are certain wall and floor treatments that may not resonate with a more youthful thinking buyer.

The property and setting are beautiful. Extras include a beautiful guest house, a pool with spa that is surrounded by beauty, an elevator and a har-tru tennis court.

It’s not the first time on the block. It has had two other listings each lasting for 180 days with no buyers. One in 2011 for $10,750,000 and another in 2012 for $8,700,000. Some improvements/painting were done to the property in 2015. That combined with an improved market may have contributed to the 15% increase since 2012.

The market will have the last word – all I can say is that it’s a good house with lots to offer.
