The construction is solid, and the finishes are expensive. The interior would most likely be a sore subject for the buyer who wants nothing to do with decorating, because there are certain wall and floor treatments that may not resonate with a more youthful thinking buyer.
The property and setting are beautiful. Extras include a beautiful guest house, a pool with spa that is surrounded by beauty, an elevator and a har-tru tennis court.
It’s not the first time on the block. It has had two other listings each lasting for 180 days with no buyers. One in 2011 for $10,750,000 and another in 2012 for $8,700,000. Some improvements/painting were done to the property in 2015. That combined with an improved market may have contributed to the 15% increase since 2012.
The market will have the last word – all I can say is that it’s a good house with lots to offer.
