Take 170 Old Mill Road – just listed yesterday. It was purchased by the current owner in 2006 for $8,850,000 on an asking price of $,9,400,000. The buyer probably thought that he got a great deal at the time.
Today it’s back for $6,900,000 – hurts.

It’s been rented (although not through a realtor – through a friend, friend of friend, or party whisper) – so that part of the property history is not visible on the MLS. I met the renter at a public open house recently – my guess is that one of the properties in pending status within the same brokerage got his business…going directly to the listing broker…just a hunch based on his MO 🙂

Sellers bought this 6300+SF 5 bedroom house for $4M in 2008. Nothing exceptional, built in 2009. It’s a bit cookie cutter, in my opinion.

261 Round Hill only has this not so beautiful front shot and another that will be featured on my page: Wall of Shame. a 5 year old could take a better photo. For a $10+ million listing – really?

An out of town realtor had it listed for $11,750,000 in April this year…maybe that’s where the lack of logic comes from – because it’s certainly not from looking at the history below taken from out multi list…

Motivated? Who knows who cares – they got an offer…the sellers bought it in 2011 for $3,850,000 – and with it’s proximity to 95, they are probably relieved…#20 and #27 are also on the market: $2,295,000 and $3,499,000 respectively

This was another standout for the sructure, the drive, the gardens and the wine cellar. The flow was nice, and it certainly didn’t live carvernously for 7,578 SF, although I did not see the carriage house
4 Bedrooms / 5 baths and 5 fireplaces – this glorious property sits privately behind a winding gated drive, with the asking price of $8,750,000. It has a first floor master suite, which seems to be in high demand lately, albeit usually for downsizers…
