New 5000SF construction in central Greenwich, that started it’s brief listing journey in April this year with another agent. It’s  found a buyer with agent #2 and $100K less.


It’s sometimes smart to have the primary photo featuring an interior shot. It worked here. 47 days at it’s current list price of 2,195,000. The sellers bought it in 2012 for 1,600,000, and re-imagined it to it’s current, light and relevant state.

The sellers first tried to sell this Cos Cob property last year for a 1,975,000 and it eventually expired at 1,750,000. They entered into this market with the expired price, 1,750,000, and subsequently reduced it to 1,595,000, which obviously did the trick.


5 Indian Head Rd – Riverside – List 4,995,000

9100+ SF of new construction at the top of the street – no no water views and sandwiched quite “cozily” on the .51 acre lot. At least one doesn’t have anyone else’s personal history to contend with, only very close neighbors. This listing began last December at 5,575,000.

Built in 1986 and renovated in 2015, this classic brick presence on North gets a deal. Taking 480+ days to sell, it began it’s pricing at 4,595,000. One agent, now that’s sticking power

We see the same thing over and over again – a seller that wishes a price, but if the market doesn’t agree, guess what?

This property reports a deal today, after 253 days on market. The seller bought it for 1,155,000 in 2012, and tried getting 1.4m+

Glenville has not appreciated that much since then – so why expect a miracle? A perfectly good house, on a somewhat unusable lot that doesn’t provide much yard.


I hate it when this happens!

49 Byfield, new construction by Silver Properties and Granoff Architects, got a deal this week. It was originally listed with Sothebys for $5,895,000 in June 2016 ( the history is below). When it was cancelled in May with the 1st agent after 355 days. It was handed to another agent at a $300K discount!

42 days later it gets a deal…

The only difference that I can see in the marketing efforts, is that the first agent featured the entire property, including the lower level which has not does not have finished flooring or any features. The builder chooses to put his properties on the market with no lower level finishes, keeping this area open for negotiation.

Built in 1994, this 4 bedroom, 4 bath, 5563 SF on 1.7 acres (4 acre zoning) – has an offer after only 69 days – and it’s not in central Greenwich or Riverside – how refreshing! Beautiful home…and absolutely lovely barn – the property abutting a 200 acre nature preserve, offers the best of both worlds – privacy and beauty without having to pay taxes on it all
