To further elaborate on the previous post of why your home has not sold, where others have, anecdotally, homes that are in “move in” condition are the ones that are selling with the fewest days on the market. Location remains the number one criteria, however, after everyone has agreed that there are more desirable locations than others – in every market – the homes that have moved off the books within 30 days are the ones that are appealing to prospective buyers, because they are not burdened with the time, expense and inconvenience of remodeling or even re-painting. Here are a couple of examples of a homes that sold within 30 days. The search for this info was based on Greenwich, Old Greenwich and Riverside. Since January 10, 2010, there were a total of 33 homes that sold within 20 days – January 2, February 3, March 5, April 8 May 10, and Jun 15.

1. Located in Old Greenwich – Days on Market – 22 – sold price/listprice – $1,795,000
2. Located in Riverside – Days on Market – 16 – sold price/list price – $2,395,000
What do they have in common?

They are relevant and have modern lifestyle features

Neutral colors

Well maintained

Priced fairly within assessed value and overall history

Good school districts
And last but not least – they are in move-in condition!
