Style Over Substance?

3 Properties in Mid Country on 2 Acres – all have 6 bedrooms – $8.5 – $8.8

20 Gate Field Drive just went on the market yesterday, and it is price positioned along with 24 Khakum Wood Road, and 26 Wooddale Road. Lots of style – albeit a bit contrived at times – like the fake rock in the wine cellar…

20 Gate Field Drive – $8,725,000 – Built 1974 – Completely ReInvented Mission Style, Pool, Har Tru Court, Wine Cellar

House for house, Wooddale has the most value and features. It’s been on the market for just 0ver 300 days with no price adjustment. Beautiful, substantial kitchen, a fabulous home theater, pool

26 Wooddale Road – $8,700,000 – Built 2008 – Stately – Over 11K SF – Fabulous Home Theater, Pool

24 Khakum Wood has been on the market forever, with its dated interior & beautiful grounds – since 2008 to be exact when it had a price tag of $14,500,000, realtor doing the owner no favors. Now onto its 4th realtor. Will the address get it done?

24 Khakum Wood Road – $8,650,000 – Beautiful  Landscaping, Free Form Pool

We’ll see if the new listing gets a quick deal – doubtful at this price. My guess is that it will have to go well below it’s current asking price.

There is some pretty stiff competition in other areas of Greenwich, that I think will get the love before any of these…

Contracts in Riverside

Starting at $2,795,000 – 489 days later for this listing – current list $2,450,000…the market denied them in 2008 @ $2,895,000 and expired at the same 6 months later. Surprisingly, they kept it with the same realtor. The sellers bought it in 2007 for $2,590,000 in 2007 – and replaced the kitchen with a few other updates.

10 Newton St. Riverside – 489 days on market – Current List – $2,450,000- 5B/2.1BA

With only 17 days on market, and already in pending status, the buyer obviously came to the table with cash. This home has some beautiful updates, and quality construction. This property sits on the corner at the entrance to Willowmere – and they did a great job renovating – modern colors, nice finishes, great flow and beautiful light.

18 Tower Rd – Riverside – $3,295,000 – 4 bedrooms – 3 1/2 baths

3 Reductions in the 3’s

Advertisements

I saw this one this week during broker open house – they had just taken the price reduction, which the lovely realtor told us about. But as we pulled up, looking at the price versus the house – I thought, only in Riverside. I don’t get it, but that’s what many buyers want…at the end of a roundabout, or cul de sac. In need of renovation, every room is ho hum. Built in 1968, it’s 3700+SF – sellers bought it in 1994 for $1,250,000.

33 Normandy Lane – Riverside – Just reduced to $3,395,000

This brand new in-town property was just finished – everything is solid and beautiful – should have no problem finding a buyer a this point  – huge price reduction not just a token one….It was first listed at $4,150,000 and now it is $3,475,000…4400+SF

ROOF TOP FIREPLACE AND ENTERTAINING!
DELUXE MASTER SUITE WITH FABULOUS CLOSETS
WIDE OPEN KITCHEN WITH BEAUTIFUL FINISHES

And then there is 59 Gilliam – love this street – it takes you back in time when the world was a gentler place….reduced this week by $300K.

59 Gilliam Lane – Riverside – now $3,600,000

3200+SF – 3 bedrooms – a million per bedroom –  wow….doubtful that this will get close to asking price, even with the reduction. Looks like the sellers bought the lot for $1,100,000 and built this in 1998. It’s listed as a cape cod  – but perhaps it would be better served to be described as Nantucket, or Shingle Style?

63 John Street  – unbelievable really – close to 14 acres with two homes, (albeit one is really a gut) a carriage house and a barn. The seller, Chairman of Vista Capital Maurice Cunniffe, I believe also owns a property in Mead Point / 622 Indian Field Rd, and if you think the the $77K of taxes for John Street are high, he was listed among the highest tax payers in CT in 2011 for a property at 622 Indian Field Rd. :  http://www.businessinsider.com/connecticut-highest-taxpayers-2011-7?op=1 This article shows an aerial view of the property.

It was purchased for $12,375,000 14 years ago, in a bidding war. The list price was $12M and the current tax tab is $229K …

One of the more storied listings on this short list of 19, is 50 Zaccheus Mead – It began it’s listing journey at a much higher price $8,250,000 in 2004 – on and off and on and off.. It is a very unique “barn” – and the sellers bought it in 1997 for $1.9M. Not sure how they thought that it would fetch anything close to  $8M – and that it got over $5M – it’s 2 acres.
