This house just feels good – the likes of which you can’t put a price. There are homes in a much higher bracket, but many of them feel dark, formal and austere..This one is light and cheerful and built to enjoy life…Lots of space but not cavernous, and everything is fresh and clean.
The backyard is amazing – it is lake front! and flat, with a gorgeous pool, lovely terrace and a great outdoor kitchen…. and who doesn’t like Grahampton Lane?
It gets my vote today because the price is more realistic than the first time I saw it…which was over $7M.
The sellers bought it for $3,475,000 in 2000 but have transformed it…they’ve done everything inside and out.
20 Gate Field Drive just went on the market yesterday, and it is price positioned along with 24 Khakum Wood Road, and 26 Wooddale Road. Lots of style – albeit a bit contrived at times – like the fake rock in the wine cellar…

24 Khakum Wood has been on the market forever, with its dated interior & beautiful grounds – since 2008 to be exact when it had a price tag of $14,500,000, realtor doing the owner no favors. Now onto its 4th realtor. Will the address get it done?
We’ll see if the new listing gets a quick deal – doubtful at this price. My guess is that it will have to go well below it’s current asking price.
There is some pretty stiff competition in other areas of Greenwich, that I think will get the love before any of these…
The Greenwich Time today has a real estate article featuring 65 Clapboard Ridge Rd which came to market this week. I toured it during the broker tour on Tuesday and it is beautiful. I was somewhat surprised that it didnt’t have a finshed lower level with the requisite wine cellar, theater and gym…but hey, what do you want for $12,495,000m? Shame that the article didn’t help with the real estate world in getting close to asking price for this beautiful location in mid country Greenwich, by saying that there was a glut of inventory. Don’t they get it? We don’t need to wait for an answer…
What surprises me when I see properties over $10M is the expectation that it will have everything…some do, but most don’t – read on ad compare…

the small oval pool and a shallow theater that requires the viewers to

10K SF of amazing floors, beautiful cathedral ceilings, substantial moldings…nice flow, stone fireplaces, old beams – just a beautiful house. It was purchased in foreclosure in 2000 and completely restored with a tasteful, country feel for the people are living today…not a typical “builder’s house” for sure…
Saw this during broker open house…needs to be updated – and it has lots of dead ends – not great flow – but, nice curb appeal…. the pro, is that if you need lots of space and bedrooms, it has that – the other con is that it close to the Merritt, but on the other side of the street – so when the leaves are on the trees, the traffic din is not as noticeable. It is over 9000SF of solid construction – it has a bit of a past, but that was then and this is now. I say so what who cares – where else are you going to find a 9000+SF home, with a putting green, theater, wine cellar, 2.39 acres, dock, infinity pool for this new asking price ?
I would say that it’s a bit aggressive – $4,450,000 today vs $3,450,000, even when considering that it is an extremely well liked location for many. It is a little over 4600SF sited on .64 acres in R-20. The listing mentions a list of improvements, but I did not see a documents folder.
On and off with the same realtor for a very long time, it is finally with another today. Timing had lots to do with the history, and the first realtor was very successful with leases that carried the property to this point. It’s back with a slightly higher asking price than when it was last on the market in 2012 – so we’ll see…

Sellers bought this 6300+SF 5 bedroom house for $4M in 2008. Nothing exceptional, built in 2009. It’s a bit cookie cutter, in my opinion.
