Sellers bought this in 2010 for $2,615,000 after it had been on the market for only 42 days…this a street that borders the Merritt – and my guess is that they were out of town buyers…since I have never heard a realtor recommend this street – on the other side of the street and a bit farther down, there is a bit of highway noise. I showed this house not too long ago, and I thought that it was a good value.

Sold with an “as is” description this time around, it wasn’t too long ago that it was packaged to sell with plans for new construction at $2,499,000. After that listing expired, it was back on the market with another realtor, for both a land sale as well as a residence for over $1M…This another great example of getting real to get the deal. The photography for the latest listing showed it exactly as it was with no enhancements or notions of potential grandeur…

On the market for a couple of years, it closed $400K or so less than when it was first brought to market. Charming exterior, oversized lot. 57 acres, with beautiful landscaping,  but generally  low ceilings and in need of updates…

Typical 60’s construction, not much to report – 1.43 acres in RA1 – looks like the sellers built it, and lived there since 1968

Land sale – builder swooped in and they cancelled the listing at $1,095,000 in October – and it closed for $55K more 2 days ago

Sad story of a foreclosure – this .66 acre parcel with a not so attractive brown house, was listed in 2011 for $1,450,000 and it finally closed for under $1M. Obviously an end user, otherwise a builder would have bought the lot next door. The original property was 5 acres in 4 acre zoning and now the 4.04 acres are being offered separately for $799K. Now with larger windows, a new front porch and color, it could be much more charming…the drive, stonework and landscaping are nice, and it benefits from rubbing elbows with substantial surrounding real estate.

Yikes – the 70’s – on 2+ acres in RAC4 zoning – the listing suggested that it could be a full time residence or a weekend retreat – retreat from what, I am not quite sure…hopefully the new owners will pour some desperately needed love into it…

On a cute little street in Byram – this potential little charmer got a fair price – mostly because the layout was very strange…and it needs a lot of updates. But for someone in the business or who likes to renovate, they bought an opportunity.
