One has to wonder, if 140 Wallacks Drive in Stamford would have a deal today, if it had begun it’s pricing journey similarly to 209 Long Neck @ $12M+. It’s long, continuing journey began over 1000 days ago when it was introduced at $18M. It is not listed on the Greenwich MLS – not smart…
There are considerations to pricing that go beyond the square footage and acreage – and these two properties tell that story. Pricing any waterfront property relies on where that shoreline is. Wallacks Drive is twice the square footage, nearly twice the acreage – so one would think that these differences would compensate for Stamford vs Darien.
Market trends rule – and may be one part of the reason that Long Neck has a deal and Wallack’s Drive does not.

Two Faced or Creative Interpretation?
Listing reads English Manor, which lately has been enjoying more love than Tudors, and since this property is both, they ran with the odds of getting a better price. But for $11M, I would want the same exterior finish on the facade as well as the rest of the house. Is that a turret over the front door?
An update – I tried to see the inside of this up close and personal during BOH last week, but the driveway was insanely narrow getting to the front circular, and I couldn’t park well – so I never went inside…confirmed however, is the Rapunzel’s hang out over the front door …

Described as a “compound” 11 Flagler Drive is a 5100SF property on 2 acres – a compound – not so much. The owners bought it in 2000 for $6,800,000. What they’ve done to update the property is fabulous, but to warrant $5.6M+ more than they paid 14 years ago, appears that they would like to capture every bucket of paint, all repairs and the rent that they otherwise would have had to pay to live this lifestyle.
