The sellers bought it in 2003 for $1,850,000 – hopefully $450K + having a place to call home for the last 11 years, will soften the blow of not getting their price.
A highly unlikely property for a rocker to own – and we’ll see if his celebrity will be leverage against some of the things that buyers don’t seem to relate to any longer. Low ceilings, vintage homes, and charm – but who knows, celebrity sometimes resonates with a buyer who wants bragging rights – look at Ron Howard’s Conyers Farms estate – rumor has it that it has a deal after just a few weeks. Not that this has equal footing, but everything’s relative.
The property is beautiful but unfortunately, there are no photos of the 22+ acres…nor are there photos of the lighted tennis court, or in ground pool 🙁

First there were a band of tree trimmers (never before seen) and landscapers (they normally come on Friday – this was on a Wednesday) Then more work vans than I’ve seen in the 2 years that we have lived here. Then, on a subsequent day last week, 5 or more firetrucks/emergency vehicles pulled into the driveway…My hunch was that someone set off an alarm and the owner may have been out of town. The current owner bought this property in 2003 for $4,700,000 – and with back country Greenwich, as much as I love living here, not getting the love that it once enjoyed, it will be interesting to see where the price settles. My guess is closer to where it last sold…Maybe $200K more – but I’ve been wrong before.

In this transaction, the listing agent was the the selling agent for the owners. I admire their loyalty – but the market is what it is… They bought the property – beautiful Georgian – in 2005 a market high – for $8,175,000 and sold it this week for $6,550,000– a $1,625,000 difference…
In order to live in a similar home, they might have had to pay $30K/per month – $360,000/year – $3,240,000 0ver the 9 years that they lived there…another way to look at it in order to ease the pain.
First listed in April for $1,150,000 sold today after 145 days – pretty close to asking price, and since there’s not much on the market in this range – looks like a win/win. There are currently 12 properties on the MLS between $1M and $1,150,000
