Of the 15 new listings yesterday, I was excited at first – oh boy new inventory – but then…
5 were rentals, 2 were out of town, and 3 were as a result of an agent changing firms. So really, there were 4 single family homes but not really, since we’ve seen a couple of these not so long ago:
390 ROUND HILL ROAD – 5,800,000
390 Round Hill listed for 5.8M. It was built in 2003, and last sold for $5M in 2011. It’s stylishly presented now, with what buyers are looking for. 6 en suite bedrooms (the master has 2 baths – love that). 2 laundry rooms – love that too. I also commend the agent for referring to the lower level as the “garden level”. Nicely done and not overstated since it has a billiard room, exercise room and a wine cellar.
570 LAKE AVE – 2,195,000
Hardly new to market. It was listed in 2016 same price the entire time 2,995,000, 2017 same MO 2,695,000 and now 2,195,000. It should happen this time. Oversized 2.7 acre lot.
22 CARLETON STREET – 1,290,000
3 bedrooms, 2/1 baths, 2100+ SF and a 1 car garage – seems that the price is a bit ambitious, especially that a beautifully renovated jewel box just down the street on Lake was listed at 1,299,000 (currently pending)
31 SOUND BEACH AVE – OLD GREENWICH – 1,199,000
The sellers bought this for 1,100,100 in 2006, tried listing it in 2009 for 1,250,000 (expiring at 1,075,000). Subsequently they rented it for a couple of years, brought it back to market for 1,125,000 expiring at 1,075,000 – and now its back. It’s a cute house, good bones and renovated in 2016, 3 bedrooms, 2/1 baths, fresh… My guess is that they will find a buyer this time. It’s a busy street, but it’s close to the train, park, library…so that’s the trade.
