At the moment, it seems that every property that is below $2M is selling like mad. 49 W Brother was on the tour this week, since it is a new listing, and already it’s in contract. It went to multiple offers, and most likely will close over $2M. It is a 2659 SF property (did not feel like that size, but square footage includes everything above grade – and this does have a pool house and 2 car garage). It has small scale rooms, and a cramped, dated kitchen. This house needs everything, but 40’s construction is solid, so good bones and good location rule over renovations…IF it’s a trending location – close to town and amenities….
It is zoned R20 – which would allow for an additional 1450 plus/minus additional expansion (not that the listing indicated that)
Have a house that you want to sell in town? The timing couldn’t be more perfect, and if you have the guts to price it well, you’ve got a shot at a bidding war without any effort to freshen it up.
