This is a ground up re-do meeting all the FEMA guidelines – river is across the street at the beginning of Pemberwick (technically still South of the Parkway. I showed it to out of town clients, and they couldn’t get around the open garages – to allow for the water to flow through. They were assured that the water would just seep into the special rubber tiles that line the drive, but when the temperatures are below freezing, where does the ice go….therefore the prospect of being an out of town landlord and having to manage the safety issues that may occur – they cautiously passed. Otherwise it was beautifully done, and successful in getting good rental income.
