And so they go – Some more quickly than others – 6.11.14

7 HOLLOW WOOD LANE – $1,140,000
This is a ground up re-do meeting all the FEMA guidelines – river is across the street at the beginning of Pemberwick (technically still South of the Parkway. I showed it to out of town clients, and they couldn’t get around the open garages – to allow for the water to flow through. They were assured that the water would just seep into the special rubber tiles that line the drive, but when the temperatures are below freezing, where does the ice go….therefore the prospect of being an out of town landlord and having to manage the safety issues that may occur – they cautiously passed. Otherwise it was beautifully done, and successful in getting good rental income.
9 GAME COCK RD – $1.175,000
That damned wabbit! I swear that this photo was on the listing, along with some water shots. This land sale is some what surprising, since there is price resistance on this very charming road….the price included plans and approvals for a 3800 SF home – but didn’t include the elevation report.

21 OAKWOOD LANE – $3,750,000
Sellers of 21 Oakwood hung tight and got somewhat close to their asking price – they changed agents at the $3,995,000 price after it dropped from $4,175,000 and 526 days later…

21 OAKWOOD LANE – $3,750,000

Beauty is in the eye of the beholder – after a year 70’s modern finds a new owner – but it may be a 4 acre land sale zoned RA4.

2178 SF on 2 acres -perhaps should have started at the last list $999K and may have eliminated some of the 440 days on market
