It’s like throwing spaghetti on the wall – let’s throw this number out and see if it sticks – not a good strategy for pricing real estate…or we’ll put it on the Greenwich MLS because, $3m is middle of the road there. Maybe someone won’t know that the commute to the city is a nightmare – it can take a half hour to get to Greenwich. No matter that it’s close to the Westport border (so were we) – it’s still a 10-15 minute drive/park and an hour on the train – if nothing goes wrong.
I confidently speak to this, because I lived on Chestnut Hill Rd in Wilton for one of the longest years of my life…and we have family and friends there, so we know Wilton.
If this property gets close to asking price, I will gladly eat my words…There is only one other active listing in Wilton between $3.1M and $3.5 – that’s for starters…

TOP DOLLAR DEMANDS WALLPAPER REMOVAL
Bedspreads are out and white linens give perceived value – even Hampton Inn and Holiday Inn Express has figured this out – roman shades or tailored window treatments rather than SWAGS! French Country just reads “moderate”
The other is on Nod Hill (BELOW), and it is on 6 acres – and it’s lower in price – reduced to $3,399,000 with 461 days on market. It has a horse barn, a legal guess cottage (which is gorgeous) and the landmark has been totally renovated – it is very special.
430 NOD HILL ROAD – WILTON
The one below was brand new beautiful construction with a 4 car garage – and everything that the market is looking for…white, huge deluxe kitchen, 4 car garage, property etc…it came to market for $3,250,000 and fetched $3,150,000 in January after 102 days on market
The art of the deal transcends all businesses, and more so in real estate than in many other professions. For the client, it's often an emotional purchase or sale, rather than a simple commodity or luxury item. I make it my mission to have each side come to terms with a transaction that works for everyone. It's not always easy, but good things in life usually take effort - something from which I've never shied.
Licensed since 2009 as a real estate sales agent in CT & NY, I often work with clients on the border of both areas.
With sales and distribution experience for luxury designer products, and watching/reacting to the markets, my acumen for sales was established. Achieving success and contributing to the growth of many global apparel designer brands, such as Giorgio Armani and Paul Smith for over 20 years, it was time for a change. I wanted to explore another passion that would keep me in one location rather than traveling the globe.
Now I have the best of both worlds, a successful business as a fulfilling personal life. My husband and I have lived in back country Greenwich since 2003, where we enjoy easy access to great biking, hiking and golf. We love to ski and that's usually where our travel takes us.
Life is good in Greenwich!
