65 Summit Rd tried a couple of times to sell, once at $1,650,000 in 2006 – just missing the market – it then rented when they couldn’t get a deal, and back on – and it has closed today as well- $1,350,000. For a 1410 SF house, how big could those 4 bedrooms be? 1 car garage, .29 acre lot. As you can see below, the sellers bought it in 2003 for $1,150,000. They did OK.

And then we have 6 Edgewater Dr in Old Greenwich – sold in 16 days – no interior photos (hysterical) – so the buyer’s agent did the lifting and won the bidding war! Go Brian – Listed for $1,195,000 – it closed at $1,311,111 – how many times did this bat back and forth?

And last but not least, little 21 Cary Rd – the sellers actually made a little vig after 1 year! They bought it for $425,000 in 2013, and sold it today for $450,000 – showing that Riverside, no matter where in Riverside, is showing a premium. Hopefully the buyer will give it some love – or start over…
