It appears that this contract happened quickly, however, this property was first listed in 2015 for 8,995,000. Time has a way of diminishing resistance to find reality. Since markets are fluid, one either moves with the flow, or they can choose to swim upstream.

It’s a lovely property on an oversized 2.57 acre lot (2 acre zoning), 8500SF, 6 bedrooms and a pool.

A landmark Victorian property is perhaps not as meaningful to today’s buyer as having a dock, and 154″ of frontage, 5719 SF, 6 bedrooms, 6/2 baths and 7 fireplaces.

The property and street are beautiful, so we’ll see what the buyers decide.


After a handful of days, 7 Ford Lane closed for 7,145,000 on a list price of 7.5M. It’s an OK house built in the 80’s – but the lot is .71 acres, with a dock and a beach….6 bedrooms, 4/1 baths…

The sellers bought this in 2010 for 4.7M – did some updates. 38 Dairy Road sold for 4.9 – so my guess is that the final price here may be somewhere in between.


45 Pond Place – Cos Cob, CT – 1,395,000

Cute house – only 21 days on market – goes to show that anything that is worthwhile under 1.5 will get a quick deal. 4 bedrooms, 2/1 baths, 2432SF


106 Porchuck Road – 1,899,000

The seller bought it for 2M in 2013, and totally renovated to it’s original 80’s modern in 2014. It got a deal after a few times of trying and testing the market and agents at over 2M after 25 days.


 633 Steamboat Rd 4 – 1,995,000

It took a while – 291 days – it’s not everyone that wants to pay 1,100 in maintenance fees, especially when there are new condos about to be built just next door to Indian Harbor Yacht Club. The floor plan for this unit was a bit odd, with the loft that opened to the living space, but it was nice and light.

Sellers paid 1,235,000 in 2004 – so that’s 19.4% higher and 24% higher than the average sale price of 1,129,000 in Glenville in 2018.

Exquisite in every way, inside and out. 5.7 acres in 2 acre zoning, this magnificent  property exudes luxury from the granite exterior to the superlatively finished and appointed living spaces. Reduced from 29,500,000, it seems priced to get offers.

Of the 15 new listings yesterday, I was excited at first – oh boy new inventory – but then…

5 were rentals, 2 were out of town, and 3 were as a result of an agent changing firms. So really, there were 4 single family homes but not really, since we’ve seen a couple of these not so long ago:

It’s stylishly presented now, with what buyers are looking for. 6 en suite bedrooms (the master has 2 baths – love that). 2 laundry rooms – love that too. I also commend the agent for referring to the lower level as the “garden level”. Nicely done and not overstated since it has a billiard room, exercise room and a wine cellar.

Hardly new to market. It was listed in 2016 same price the entire time 2,995,000, 2017 same MO 2,695,000 and now 2,195,000. It should happen this time. Oversized 2.7 acre lot.

3 bedrooms, 2/1 baths, 2100+ SF and a 1 car garage – seems that the price is a bit ambitious, especially that a beautifully renovated jewel box just down the street on Lake was listed at 1,299,000 (currently pending)

The sellers bought this for 1,100,100 in 2006, tried listing it in 2009 for 1,250,000 (expiring at 1,075,000). Subsequently they rented it for a couple of years, brought it back to market for 1,125,000 expiring at 1,075,000 – and now its back. It’s a cute house, good bones and renovated in 2016, 3 bedrooms, 2/1 baths, fresh… My guess is that they will find a buyer this time. It’s a busy street, but it’s close to the train, park, library…so that’s the trade.

53 Rock Maple Road – Greenwich CT 

A house is a home not an investment and this beautiful property is proof of that. The sellers bought this in 2008 for 3.9M (after 50+ days on market). They improved it beautifully – including the whole backyard/pool experience. Now it’s offered for 3,850,000. 6 bedrooms, 6/1 baths – the new owners will have a beautiful, classic Greenwich home.
