198 SHORE RD LISTING

Finally, 198 Shore Rd in Old Greenwich gets a deal. The same agent has had the listing since 2015, and finally listed it for land as well. It began it’s pricing at $6.8M and reduced to $4,750,000 at the end of July. It was nicely staged, but at the end of it all, price matters most.

The sellers bought this only a year ago for $1,065,000 with zero days on market. They re-listed it for $1,099,000 and got a deal within 79 days.

460 North Street reported a contract yesterday. The sellers bought the property in 2004 for 8,650,000, and transformed the interior. 15,500 SF  – 3.45 acres in RA1 zoning, it is currently listed for $20M. We’ll see where it closes soon, since it went right into pending contract – so all contingencies/negotiations are settled.
