This house just feels good – the likes of which you can’t put a price. There are homes in a much higher bracket, but many of them feel dark, formal and austere..This one is light and cheerful and built to enjoy life…Lots of space but not cavernous, and everything is fresh and clean.

The backyard is amazing – it is lake front! and flat, with a gorgeous pool, lovely terrace and a great outdoor kitchen…. and who doesn’t like Grahampton Lane?

It gets my vote today because the price is more realistic than the first time I saw it…which was over $7M.

The sellers bought it for $3,475,000 in 2000 but have transformed it…they’ve done everything inside and out.

On one MLS the price is $2,195,000 – on the other it’s $2,265,000 and just a minute ago it was $1,995,000 (which in my opinion was the smartest price for this property). Perhaps it’s because we can change our own listings real time on the CMLS.

It started in 2014 as 152 Cutler Road – perhaps 188 Bedford Road sounds like it’s closer to town? Perhaps Bedford Road has more cache – well one end of Bedford perhaps….
A 70’s contemporary on 4 acres, I would say, get serious and price it according to the market. After beating your head against the wall, that’s where you will get an offer anyway.

The sellers bought this in 2013 for $2.3M… Havemeyer is moving up in value – but not close to $3M. Shame that this listing started at $2.8 which did not serve well to find a buyer.
