I saw this property when the owner was still living there, and it does show better now that it’s vacant, but it needs total renovation. Green River Capital should have invested in paint and removal of wall paper, window treatments and wall to wall carpeting. Calling it what it is, rather over-embellishing, establishes credibility on the sell side, and manages expectations on the buy side.

I was showing properties in the morning, and couldn’t get out to many of the broker open houses on tour today…

I did manage to see:

30 Oneida Drive – $4,895,000 – A charming and chic 3 bedroom and 2.5 bath carriage house, one would also be able to construct a substantial home on this over sized 1.42 acre lot…throw a stone to town, train, Indian Harbor Yacht Club, Bruce Museum …. but at the moment, it is STILL  a 3 bedroom , 2.5 bath carriage house on the marsh – across the marsh is the view of the new condos, that are selling for $5M+ – which should have been the pitch to re-list…
It has been on the market since 2010 when it was listed with the same agent as the current listing agent, for $6M…it did go to another agent for 2 rounds before landing back again with the first… I ask myself: “How does this happen?”
