15 Lexintgton Ave – Closed $3,092,250 – Asked $4,150,000 in ’14

Not a fan on contrived turrets, silos or lighthouses – but what do I know?…they’re everywhere in 2000+ construction…and they seem to sell eventually


128 Porchuck Rd – $4,200,000 – Sellers bought it for $5.2 in ’03 This doesn’t bode well for 69 Porchuck – similar house that was trying to get $6m+

458 Stanwich Rd – $1,875,000

Asking $2,450,000 in 2013 – it is a great house – realtor owned with a restored barn. I love the house, and would have thought that it would sell for at lest $2M.


314 N Maple Ave – $1,455,000

Normally this location would have fetched a lot more, but the sewer line that is shared by 4 properties has to be replaced. I am sure that this carved into the final price – the original price was $1,850,000. Built in 1925, never renovated, 3300SF, no air conditioning… not for the weak of heart, but needing to be close to schools and town.

6 Huckleberry – Sold $1,825,000

Originally asking $2,150,000, I found it interesting that the listing talks about the former owner who was a “key member of the Garden Club” – not sure of the relevance to the property…fair price on a nice lane…

: 12 Roosevelt Ave – Old Greenwich – $2,295,000 – This was sold with an existing home and plans for the home above…like the street overall, but there is a large very modern box style home right in the back yard view – and these yards are very small….

: 41 Baldwin Farms South – French – 2 acre zoning – nice flow to the house as it connects with the back pool area – but in obvious need of renovations – unless you can’t live without dated wallpaper

: 51 Lockwood Ave – Old Greenwich – Bidding War – not surprising since there is such little inventory $1.3 – $1.6 – -started at $1,395,000 and went for $1.501,000 – 14 days on market – pricing it low for centrally located properties, when there is little competition obviously worked for the seller in this case.

: 15 Hycliff Road – $2,162,500 on an asking price of $2,395,000 – 184 days on market – contemporaries don’t move quickly in Greenwich. The sellers bought it in 2012 for $1.7M, and considering that when then did, it was $1M less than the asking price and had been sitting on market for over 700 days…Overpricing is the kiss of death

: 184 Stanwich Road – $2,800,000 on an original asking price of $3,225,000 – Solidly built in 1934 – just over 3800 SF – 6 bedrooms – 4++ baths – 1.8 acres in midcountry Greenwich – nice house and property…
