BUILT IN 2013 – MOVE-IN – POST MODERN DESIGN
Just under 4000 SF, neutral modern interior, lots of white and gray, and located in central Greenwich – this property was purchased by the sellers in 2009 for $930K. It’s what today’s buyer wants – obviously the sellers knew it as well…with inventory at this price level 14% less than 2012 – it’s a great time for sellers.

According to The Housing Wire:

http://www.housingwire.com/articles/28338-housing-starts-jump-227#!

In all areas of Greenwich, there were 4 new homes completed this year 2013, and 12 scheduled for completion in 2014.

…behind Hawaii, Vermont, Minnesota, Massachusetts and New Hampshire. As posted in the Greenwich Time yesterday:

http://blog.ctnews.com/whatthehealth/2013/12/11/connecticut-seventh-healthiest-state-in-country/#18790101=0

The article also claims that high school graduation rate has dropped from 80% to 75% – that’s the bad news…but you can’t blame the place.

Change is good – it certainly keeps you on your toes…so with the new changes to the Greenwich MLS, there has been a little learning curve – not huge, but just fishing around a new format takes a bit longer...
At any rate, a small excuse for an absence – that mixed with the holidays and not a whole lot going on in the front office – lots of planning and sowing for the next big market, and taking buyers out on the weekends has consumed some time and effort.

 $4000 / 1400ft² – Ideal Tenants ISO House/Townhouse (CT Shore)

1400ft2
My wife and I are looking for a fine house or townhouse somewhere along the CT shore between Greenwich and Southport. We are prepared to pay up to $4,000 for a handsome, modest, two or three bedroom home. For us, quality is more important than quantity.

We have deep ties in the area and a perfect rental history. The kids are grown and gone, we have no pets, and we are non-smokers. We can provide excellent rental, personal and professional references.

Depending on the property, we would be willing to enter into a one-year lease or a multi-year lease–preferring the latter. Thanks for your consideration. We are looking for an April 1st move (No brokers, Please) .Thanks.

So their alternative will be dealing with owners such as this – the last time that I checked, the closest shoreline is along Byram – nowhere near Glenville St. (owners may not be aware of “puffing” – but this is puffery at its best) and there is no broker fee for the renter/buyer if they were to be represented by a real estate professional – same price as it is on the mls – fyi

 $3400 / 4br – 1790ft² – $3400 / 4br – 1790ft² – Bright and Sunny House in Greenwich, CT (Center of Glenville)
