EXHAUSTING
After 112 days on market, with a list of $3,295,000 – I am beginning to think that the summer is the best time to get a deal…unless the location is Riverside…
This home in 2008 was on the market for a crazy price of $8,950,000 – eventually reduced to $8,295,000 in the same year, then they tried renting it asking $15,800 in 2009, and eventually rented it for $11,000 short term….then relisted the rental at $13,000 in May 2012 and sale for $3,595,000. listing was cancelled in October 2012 and relisted this past January for $3,295,000 – PHEW!

The buyer and seller must have gone back and forth several times before coming to this random number…or there may have been a couple of bidders…but with the last list price at $2,495,000 the first scenario is more likely…

…and at $185,750 less than asking price, this is a perfect example that if you’re interested in a property, place an offer – unless you’re also working with the listing broker, you never know what the motivation, timing and other factors that exist on the selling side.
The owner had room to negotiate, having bought it at $1,375,000 in 2000, they expanded from 4 to 5 bedrooms, and did some updates in 2004…

My opinion, is that someone got a good deal – 4 acres, lovely setting…the house has a shadow of an 80’s vibe – embraced with cool neutrals – it works. I had written about this home when it was reduced from $4,100,000 to $3,800,000 – saying that it was a good value.

Citi Mortgage is probably a bit relieved to get this off the books, and in foreclosure, no doubt they took a bath. The owners, had it on the market for $4,795,000 in 2008 after only owning it for a year. They bought it on 2007 for $4,250,000.

FINALLY!
The history is long and boring…in it’s current state with a 1979 renovation – it missed the wave in 2006 when it was listed for $2,975,000. It was reduced the same year to $2,699,000. In 2010, it was again listed for $2,400,000 (in denial), in 2011 it was listed at  $2,350,000 (still in denial) , reduced to $2,150,000 (still hopeful for a 2 handle) – and still no takers at $1,999,000. Listed again this year in April for $1,899,000 – and then bingo – finally found its level….
It is situated on 4 acres at the end of the street, so the Merritt is a stone’s throw…

It was listed for $1,625,000 and on the market for 54 days…pretty quick sale for a home built in the 20’s, with low ceilings and in need of total renovation – unless the new owners are more interested in the equestrian features, I predict that this may be a tear down.
It is situated on 2 acres, in RA2 and tax card reads that it is a 2 family. There is a separate apartment…so I guess that provides additional value…but it’s a project.

Can you imagine coming home from a two week vacation, and finding that your key doesn’t work…and once you climb through a window, discover that all your possessions are gone?

That’s what happened to Kate Barnett in Vinton County Ohio. She presented the bank with an $18,000 tab for her belongings, which they so far have refused to pay.

A GPS led them to her house, and the assumption was made most likely because her lawn had not been owed during her time away…
