Archives for the month of: January, 2011

Several months ago, this home had a realtor open house, so I toured it, along with many others, on that beautiful day. When I had heard that Greenwich was among possible considerations for the lovely Ms. O, I thought, why not pass along some helpful info and a few listings – among them, this gorgeous home. Dreams should always be BIG!
Now that it is in contract, I am so curious to know who is in queue for this one of a kind home…..
120 Field Point Rd – Belle Haven
10,000 SF of amazing stonework – complete with a moat – yes water surrounding the entrance – could be tricky after a couple of cocktails….but very dramatic…
Life as it is meant to be
 Room with a View
Spaaahhhhh!

The construction of this home is superb – 2004 Hobi Award winner – and I am shocked that it has not been scooped up yet. Easily, one can see the workmanship, the neighborhood/street is fabulous – quiet, off Round Hill Rd. Priced well – close to assessed value of $4,918,619.00 – this will be a buyer’s gain.
Extras include: a garage apartment, a 4000 SF lower level with architect plans and cobblestone courtyard
11 Quail Road – Greenwich, CT

This has little to do with real estate, but since the market was shut out by mother nature today, what better thing to write about than the present?
I thought that shoveling our driveway by hand would be a good idea, and in a sense it was (if my back could speak, it might disagree).
After all, the human body was meant to move, and I am convinced that the major reason that everyone is speaking about having sleeping problems today, is that our bodies (generally speaking) are not tired enough to go to sleep…we don’t move enough…Needless to say, that after 2 hours+ shoveling the drive, I did not need another workout…the snow was so heavy, that I actually got an aerobic workout, and broke a major sweat – OK a lot of information, I know….
This was the view as I looked out onto my project for the morning – which lasted a bit longer than anticipated….
So with each shovel – full of heavy snow, I thought, this is a lot like running – mundane, repetitious – providing the ability to silence the mind and become introspective, creative and thankful. (much more rewarding than my last fashion job!)
At the end of the driveway, as I peered over the huge embankment left by the city plows, I wondered how  and where I was going to shovel the snow….at the moment when I thought that I might quit, another city plow was motoring up the street – but I stood my ground (actually on top of a snow bank), shook my head, and he got out of the truck….I said: “Dude, you cannot mow me in after I hand shoveled this entire driveway”. He said: I am not the enemy, let me help you….he got into his huge truck, and finished plowing the end of the drive – where all the major salt slush had been shoved into the drive by the various plows…
I thanked him 10 times, and thanked God for everything in my life.
Good workout – good thoughts – it ‘s not so bad….http://rcm.amazon.com/e/cm?t=debhalsey&o=1&p=8&l=bpl&asins=1577312295&fc1=000000&IS2=1&lt1=_blank&m=amazon&lc1=0000FF&bc1=000000&bg1=FFFFFF&f=ifr

From it’s price tag of $31M in 2008 to it’s present tag of $15,950,000 – recently reduced from $17,950,000- it is now within a reasonable reach to it’s assessed value of $10,575,110.

309 Taconic Rd – Greenwich, CT

If one’s goal is privacy – this Mediterranean is set on 21 acres, with an indoor lap pool, an incredible wine cellar – the finishing is handsome, worldly, and not your everyday colonial.

Last but not least – lots of guys would love to have the luxury of space to tinker away on their beloved motors (or pay someone else to do so :-)) – there is a  7 car garage that will provide the perfect spot for such an escape to bliss.

I say “again” because it had been on the market in 2008 for as high as $5.4M – reduced to $5.150 then $4.875 then to $4.675 in 2009 then to $4.375 in 2010 and now $4.075 – assessed at $3,009,440…it appears to be more realistically priced – large open spaces – the way young families like to live.

  • 2.22 Acres
  • $25,851 Taxes
  • 6 Bedrooms
  • 5+ Baths
  • 4 car garage

Just for the fun of it, I typed in a search on the Greenwich MLS for my dream home – excluding price. The criteria was:

  1. English Manor
  2. Minimum 4 Fireplaces
  3. Gourmet Kitchen
  4. Pool
  5. Waterfront (not lake)
  6. Riverside, Old Greenwich, and/or Greenwich
  7. Minimum 1 acre
  8. Active Listing
And here is the home that met the criteria and what a beautiful home – perfection….and the location! – Indian Head in Riverside – quiet, flat, beautiful views – truly a beautiful place to live.
158 Indian Head Rd.
Riverside, CT

It is listed for $14.8m (+/-) – and the experience – priceless!http://rcm.amazon.com/e/cm?t=debhalsey&o=1&p=8&l=bpl&asins=B004HO5IP2&fc1=000000&IS2=1&lt1=_blank&m=amazon&lc1=0000FF&bc1=000000&bg1=FFFFFF&f=ifr
Some people are sad that Regis is retiring, but if Greenwich residents really like him, they’ll most likely get to see him up close and personal more often – either shopping on the Avenue or having a bite to eat. In the Greenwich Time article this morning, a couple of Greenwich restaurants that Regis frequents were mentioned; Mediterraneo and Valbella. I have also seen Regis at our friend’s restaurant, Polpo, but unfortunately there was no mention in the article. The photo below shows Polpo’s piano bar – warm and cozy on a cold winter’s night, but there is also a full restaurant adjacent to the bar, and an upper level for private dining.

Right out of the shoot – this 6400+ SF, 6 bedroom, 4.5 bath home is priced at $2,700,000 which is below the assessed value – $2,840,810 – and on (3) beautiful acres….can you say – sell quickly?

Averages only tell an overall market story.
After all, everyone’s home is unique, and special – so is the information behind every sale – therefore the list price versus the close price is where the truth lies – real market value.
Here are sales for September, October and November 2010. Unit sales are up for the year, average sale price is down, average days on market higher in 2010, months of supply; 16.2, and sales to list price ratio 90.2% for 2010.

Everyday, when I look at listings and their respective photographs, I come across the very trite baby blue and pink painted bedrooms, that inevitably will have to be changed for the new owners.
For renters as well,  this is brilliant alternative to customizing your kids rooms – clever decals which are easily removed, do not damage the walls, and you can take them with you….it’s a trifecta!
Click on the Etsy link below for more info – prices range from approximately $59 – $175 – less time, effort and money than painting!
